Competition Entry. This development, Dickens Yard, involves a fully integrated
mixed use scheme to incorporate residential, retail and office use.
The plan is composed
of a sequence of new public spaces of differing scales and character.
These are linked to each other and to the adjoining neighbourhoods integrating
the project with the existing centre. Use and amenity are encouraged by
the careful planning of retail, restaurants, bars, cafes and community
facilities. To maximise pedestrian comfort all servicing has been taken
underground.
Above the first floor
is a substantial residential development planned around a series of attractive
roof gardens. The mix is completed by the provision of feasible commercial
accommodation designed to meet a wide range of differing business needs.
The project provides
an excellent opportunity to demonstrate the benefits of a balanced mixed
development in terms of physical improvements and regeneration, enhancement
of public and social amenity and commercial return for investors.
