Land Securities's
need to redevelop Eland House within the Stag Place estate, led to discussions
with the Department of the Environment (now DETR), which was looking to
move from Marsham Street. These discussions ultimately led to securing
a pre-let to the DoE.
The building, comprises
of 376,250 sq ft (35,000 sq m) of energy-efficient space, which met the
requirements of the DETR for total flexibility, allowing rapid change
while avoiding major service alterations when space was reallocated.
Incorporated in the
base building are a number of environmental initiatives including; a Co-generation
plant, solar active panels within the atrium walling, to control thermal
variations and sunlight penetration, in addition to this the structure
was developed on a flat slab principal to allow the tenants the option
for chilled ceilings and displacement ventilation. The building has become
a signature building within Victoria and the residence of the Deputy Prime
Minister.
