Lyle Park West is a residential-led mixed-use development located directly adjacent to Tate & Lyle’s historic sugar refinery. EPR’s comprehensive design provides 1,078m² of commercial space and 252 new homes (of which 35% are affordable), whilst enhancing the public realm and creating a vibrant local centre with flexible retail and leisure space.

The Agent of Change principle, which places the responsibility for managing the impact of existing noise-generating activities on new noise-sensitive developments, has been addressed through sensitive and intelligent design which ensures Lyle Park West’s compatibility with neighbouring industrial activities.

The opportunity to improve connectivity through new pedestrian linkages to the east and north of the site has resulted in the development of a central 20-storey landmark tower next to West Silvertown DLR station that is flanked by two lower 12-storey buildings on either side.
