EPR’s interior design proposals for King’s House sensitively refurbish and enhance a 19th-century building, reimagining it as a premium commercial destination for Manchester’s growing community of innovation-led businesses. The redevelopment delivers a dynamic mix of functional and collaborative workspaces, hospitality-led communal areas and wellness-focused amenities.

Celebrating Manchester’s rich history and drawing inspiration from classic British heritage, EPR’s scheme breathes new life into the building. Original features such as wooden beams, ornate metal columns, terrazzo flooring and original decorative air vents were carefully uncovered, restored and integrated. These period features sit alongside a refined contemporary palette of dark rustic woods, luxury metals, elegant dusky tones, boutique tiling, patterned finishes and curated biophilic accents, creating a warm, inviting environment that feels both timeless and modern.

Sustainability and wellbeing are central to the redevelopment. The net zero carbon in operation workspace integrates air source heat pumps, new double-glazed windows and a mixed-mode ventilation strategy to reduce both operational and embodied carbon. Reclaimed timber, recycled-content finishes and low-VOC paints were specified, while furniture was selected for durability and environmental performance.

The redevelopment places a strong emphasis on tenant wellbeing. Tenants benefit from a range of premium amenities, including an on-site fitness studio, a multi-faith room and high-quality cycle and end-of-trip facilities. The design actively promotes sustainable transportation, providing secure cycle storage, a dedicated street-level bike entrance and hotel-style end-of-trip facilities, including showers, luxury toiletries, towel service and linen and dry cleaning.
