EPR has been appointed to provide Lead Designer, CDM and Building Regulations Principal Designer services for the first phase of the Church Street Regeneration masterplan — one of the largest estate regeneration schemes in Westminster.

Once complete, the masterplan will deliver 1,120 mix-tenure homes within a revitalised public realm. Site A (The Broadley), a joint venture between Westminster City Council and Mount Anvil, will provide over 400 new homes — 50% of which will be affordable housing — alongside a new library, retail spaces and storage facilities for the Church Street market. High-quality shared open space is integral to the project, with green routes woven throughout the development. The streetscape will be activated through ground-floor duplexes, communal entrances and a dedicated ‘play street’ between two blocks.

In line with Westminster City Council’s ambition to become carbon neutral by 2030, the project adopts Passivhaus principles to deliver a net zero carbon in operation development. Almost every home in Site A is dual aspect and incorporates sustainable technologies including an ambient heat loop system served by air-source heat pumps, efficient MVHRs and a high-performance building envelope, reducing the carbon footprint and energy costs for each household.

The Broadley is an elegant residential development rooted in character in one of London’s most storied neighbourhoods — a prestigious intersect between St John’s Wood, Maida Vale and Regent’s Park. Steeped in Marylebone’s architectural legacy, the development features grand red-brick facades and statement arches — modern interpretations of the area’s Georgian and Victorian elegance.

The development includes a residents clubhouse, co-working space with outdoor terrace, a private screening room, gym and tranquil gardens with landscape design informed by research from Royal Botanic Gardens, Kew.
