Southwark

220 Blackfriars is a landmark mixed use development delivered by JTRE London in partnership with Southwark Charities.

EPR was appointed to provide architectural services from RIBA Stage 2 through to Stage 4 on the planning consent designed by Fathom Architects and MRG Studio. We were also appointed to design the interiors from concept through to Stage 4.

The scheme comprises 220,000 sq ft of flexible workspace across 22 storeys, complemented by active ground floor food and beverage uses and roof gardens offering expansive city views. Targeting net zero carbon in operation, WELL Gold and NABERS 5-star standards, the project places ESG at its core.

A second 15-storey tower will deliver 64 Almshouses, a charity hub and a community hall, more than doubling the existing residential provision and enabling Southwark Charities to continue providing affordable homes on some of London’s most desirable real estate.

The architectural concept draws on the historic Southwark Tenter Fields, interpreting the façade as a piece of fabric pinned at the top and bottom. Vertical and horizontal ‘threads’ form a contemporary woven expression, with rippled spandrel panels and curved corners reinforcing the sense of stretched material. Colour and texture reference the site’s heritage, including tones inspired by the former soap factory and the yellow London stock brick of Chancel Street.

EPR’s interior design continues this narrative, responding directly to the building’s architectural form and weaving together adaptable workplace environments with hospitality-led amenities. The arrival experience draws inspiration from the Tenter Fields, imagining the interior as a space where fabric once stretched beneath the open sky. Natural dyes, organic forms and tactile materials create a calm, restorative environment, with amenity spaces acting as a soft threshold between indoors and outdoors to support wellbeing and connection.
