This former eight-storey office building in the heart of Westminster has been transformed with contemporary contextual architecture into a high-quality, flexible workplace.

EPR worked in collaboration with Rogers Stirk Harbour + Partners to deliver their consented scheme design, which consisted of the comprehensive refurbishment and extension of 20 Carlton House Terrace. This included new floors at roof level and rationalising the 8-level basement car park to provide additional office accommodation and numerous user facilities.

The scheme enhances natural light and a sense of space by increasing the façade’s glazed area. Taking advantage of the project’s fantastic location, three stepped terraces and a steel-framed glazed roof extension offer unparalleled views across St James’s Park to the South and Mayfair to the North.

The proposal optimises the building’s street-level relationship on all sides with public realm improvements and new public spaces, offering pedestrian bridge links, landscaping and storage for cars and bikes in Cockspur Court.

Targeting BREEAM Excellent and WELL Platinum accreditations, the scheme aims to maximise embodied carbon savings by retaining as much of the existing building structure and façade as possible, as well as utilising highly efficient new building services systems. With wellbeing at the forefront of our proposals, Carlton House Terrace will offer tenants access to terraces and landscaped areas, increased natural light and exemplary cycle and end-of-trip facilities.
