Our vision for this mixed-use residential-led scheme is to create a safe and sustainable neighbourhood that revitalises Woburn and Bedford Court and Wellesley Road in the Croydon Opportunity Area.

The masterplan comprises 445 homes, including 156 affordable homes, and 1,772m2 of flexible community space, which offers an anchor for a new living and working community in Croydon. The redevelopment of the site will also establish new pedestrian links to enhance the permeability towards Tavistock Road and improve the quantity and quality of the surrounding public realm.

Woburn and Bedford Court has been designed with sustainability at its core. Targeting a BREEAM Rating of ‘Excellent’, the scheme will be Net Zero Carbon in both construction and operation. The development’s overall sustainability strategy considers circular economy principles, minimises portable water use and supports user comfort through the control of noise levels, daylight optimisation and the incorporation of local amenities.

Once complete Woburn and Bedford Court will promote local employment, support small to medium-sized enterprises and serve as a hub for the local community. It will also contribute positively to the streetscape and townscape by completing the Wellesley Road urban block and creating marker buildings for wayfinding.
